Weekly Market Update #3

The festive season is here and whilst many businesses seem to put moving decisions on hold until the New Year; the small & medium sized companies I deal with tend to act at any time of the year. Limited supply of suitable property means searches happen as much as needed and often over the Christmas break!


What is not so predictable is the asset type being especially saught after at any time. Workshops are usually always in high demand and this remains the case, but yard space has suddenly seen an upturn in interest too.

Latest requirements include:

  • 30,000 - 40,000 sq.ft yard between Rickmansworth and Hemel Hempstead for film/tv supply company.

  • C1,250 sq.ft workshop within 15 miles of Watford for performance car modifications (no mechanical work).

  • 1,000 sq.ft store/workshop for exhibition display company - between St Albans & Barnet.

Last weeks enquiry rates and sentiment level:

  • Average of 2 enquiries a day - good for this time of year.

  • Sentiment level - good. What new head winds can possibly affect the market!?

Recent letting/re-letting of note:

  • Have let a number of properties recently off market due to specialist Tenant requirements.
