Weekly Market Update #5

It has been a month since the last update, but lots has happened since then, including the US invasion of a South American country and threats of similar to a European country. Strange times.


Lots has also been happening in the market for small and medium sized business premises, with no sign of demand reducing, despite the ever present levels of macro uncertainty.

Current requirements include (but not exclusive to):

  • 5,000 sq.ft storage premises within 30 minutes of Hemel Hempstead for lubricant storage. This is a low impact use with only one vehicle movement per day.

  • 1,000 sq.ft storage use for high end construction company. Close to Radlett.

  • C1,500 sq.ft workshop within 10 miles of St Albans for steel gate & railing manufacture (an unfulfilled requirement).

  • Rural barn or farmhouse with land to rent around Waltham Abbey for well established dog care provider.

Last weeks enquiry rates and sentiment level:

  • Average of 3 enquiries a day - great for the time of year.

  • Sentiment level - good. SMEs seem to be getting on with business!

Recent letting/re-letting of note:

  • 12,500 sq.ft of yard space to car sales company. The car market has changed in the last 5 years and such uses can be lucrative.
