That U turn on tarriffs from the US happened (TACO). If anything the whole fiasco helped solidify sentiment against Amercia, but also highlighted the need to diversify trading partners.


Business Lettings should also be diversified and whilst small units (500 - 2,000sq.ft) are the type most in demand, I regularly get enquiries for larger units and up to 5,000sq.ft is common.

The market is strong and plenty of previous requirements remain unfulfilled.

Current requirements include (but not exclusive to):

  • Up to 2,500 sq.ft workshop for high end welfare cabin company. As close to Redbourn as possible.

  • 5,000 - 6,000 sq.ft workshop Powder Coating business. 5 miles radius from Harlow.

  • C1,000 sq.ft workshop for cake making business! Around Watford.

  • A previous requirement for 5,000 sq.ft low impact storage within 30 minutes of Hemel Hempstead has now increased to up to 40,000 sq.ft. Can be on multiple locations.

    Last weeks enquiry rates and sentiment level:

    • Average of 4 enquiries a day - not all of them are good!

    • Sentiment level - high. Market strength continuing.

      Recent letting/re-letting of note:

    • 2,000 sq.ft of storage space plus external office for a building company wishing to relocate. The interest was used to refurbish a dilapidated barn.
